Listings that answer your questions first.

Lintmoor is a small agency that measures every room, lists the running costs and writes down what needs fixing, so you can rule a home in or out before you visit.

A modern house with a steep roof, tall glass walls and a planted front garden.
A light living room with a dark sofa, an armchair and a wall of windows.
A white kitchen with an island, bar stools and pendant lights.
A bedroom with a wide bed, bedside lamps and a large window.

Most listings leave out what decides it.

Wide-angle photos and the word "spacious" don't tell you if the sofa fits or what heating costs in winter.

  • Most listings say: “Spacious, with generous rooms”

A Lintmoor listing says: 118 m², every room measured with a laser, plus the floor plan

  • Most listings say: “Low running costs”

A Lintmoor listing says: The energy rating, typical monthly bills, service charge and ground rent

  • Most listings say: “Some updating needed”

A Lintmoor listing says: What needs work, in the owner's words: “The boiler is twelve years old and the back gutter leaks.”

The agents

Three people, one office. The agent who lists your home is the one who shows it.

  • Mara Lindqvist

    Sales, Northfield and Millbank

Lists and shows homes for sale on the north side. Ask her about older houses and what surveys tend to find.

  • Tomasz Brenner

    Lettings

Looks after homes to rent, from the first viewing to the deposit return. Ask him what's included in the rent.

  • Ada Okafor

    Valuations and floor plans

Measures every home we list and draws the floor plan. She also does the free valuations.

Questions

Anything else: [email protected]

What do you charge to sell?

A fixed fee that we agree with you before you sign, written in the contract. You pay it when the sale completes, not before.

How do you measure a home?

With a laser measure, room by room. The floor plan shows each room's size, and the total internal area is on the listing.

Where do the running costs come from?

From the owner's bills for the last year, the energy certificate and, for flats, the latest service charge statement. We show where each number came from.

Can I book a viewing in the evening?

Yes. We show homes until 19:30 on weekdays and all day on Saturdays.

Which areas do you cover?

Northfield, Millbank, the Harbour Quarter and Old Town. Outside those, we'll recommend someone.
